From October 2008 all commercial buildings require an Energy Performance Certificate on sale, rental (including sub-letting) or upon construction. These certificates are valid for ten years or until a new EPC is required, due to structural or thermal changes having been implemented. The penalty for failing to make an EPC available to any prospective purchaser or tenant when selling or letting is in most cases, fixed at 12.5% of the rateable value of the building, subject to a minimum penalty of £500 and a maximum of £5,000. An EPC will also still be required. |
